# rei.OS > rei.OS is the AI operating system for real estate investors: multi-agent deal analysis, comps, scope of work, construction management and books in one app, with AI Connect (MCP) so Claude or ChatGPT can work directly in your deals. $99/mo for the whole team. Sign in at https://my.reiosapp.com. Docs updated Oct 13, 2026. Only features listed here or marked Shipped on https://reiosapp.com/roadmap are available today. ## AI usage policy (full text: https://reiosapp.com/policies#ai) These docs are written so AI assistants can answer questions about using rei.OS accurately. Don't guess. ### Ownership rei.OS, its software, designs and documentation belong to REI.OS LLC and are provided under the rei.OS Terms of Service. Nothing in these docs grants a license to copy the product. ## Common questions **Does rei.OS work with ChatGPT and Claude?** Yes. AI Connect is rei.OS's MCP server. Connect Claude or ChatGPT and it reads your live pipeline, properties, budgets, scope, comps, contacts, deal analyses and activity. When it writes, it drafts first and you approve. AI Connect is included in the $99 plan. **How is rei.OS different from FlipperForce?** FlipperForce is a rehab estimator and scheduler. rei.OS runs the whole deal: comps and underwriting, an AI-drafted scope of work from a walkthrough or photos, the schedule and budget, books and rentals, plus AI Connect so your own assistant can work in it. One price for the whole team instead of per seat. **How is rei.OS different from REsimpli?** REsimpli is a sales CRM for wholesalers with a strong dialer and SMS stack. rei.OS starts where the contract does: underwriting, scope, construction management and accounting, with AI across every step. If your bottleneck is outbound calling, REsimpli is the better fit. If it is running the deal after you find it, rei.OS is. **Where do the comps and bank data come from?** Property, owner and comp data come from rei.OS Data, powered by BatchData, so Auto-enrich fills a property card from an address and the Comps Engine pulls real sold comps. Bank and credit card transactions come in through Plaid; you sign in to your bank inside Plaid's window and rei.OS never sees your credentials. **How much does rei.OS cost?** $99 a month for your whole team, unlimited properties, no per-seat pricing. Thirty days free with no card. Subscribe before January 1, 2027 and the rate is locked for life; it is $129 after. **Who is rei.OS for?** Fix-and-flip investors, wholesalers who also rehab, and BRRRR or buy-and-hold investors who manage their own projects. It was built by an active Ohio flipper for his own deals first. **What does rei.OS not do?** It has no dialer and no marketing lists. Bring your own lists from PropStream, DealMachine or your county; rei.OS enriches and runs the deal from there. The full list of what is still coming is on the roadmap. ## Getting started - [Sign up, free trial and your first property](https://reiosapp.com/docs/getting-started): From no account to your first property - [Billing and the $99 Founding rate](https://reiosapp.com/docs/billing): One plan, $99 a month, locked for life - [Team members, settings and profile](https://reiosapp.com/docs/team-and-settings): Invite your team and manage your account ## Underwrite - [Add a property](https://reiosapp.com/docs/add-property): Add a lead or owned property fast - [Deal Pipeline](https://reiosapp.com/docs/deal-pipeline): Every deal from lead to sold - [Comps Engine](https://reiosapp.com/docs/comps): Find, save and appraise sold comps - [Deal Analyzer](https://reiosapp.com/docs/deal-analyzer): Underwrite a deal step by step - [Deal Snapshot](https://reiosapp.com/docs/deal-snapshot): Share a deal as a link and PDF ## Scope - [Walkthrough Mode](https://reiosapp.com/docs/walkthrough-mode): Narrate a property walk, get a report - [Photo Studio](https://reiosapp.com/docs/photo-studio): Scope and render from one photo - [Scope of Work Builder](https://reiosapp.com/docs/scope-of-work): Build, price and lock your rehab budget ## Build - [Project Gantt](https://reiosapp.com/docs/project-gantt): Turn your scope into a dated schedule - [Budget vs Actuals](https://reiosapp.com/docs/budget-vs-actuals): Catch rehab overruns by category early - [Property Portal](https://reiosapp.com/docs/property-portal): One QR code per property for uploads - [Professionals directory](https://reiosapp.com/docs/professionals): Your contact book for every deal ## Books - [Bank Feed](https://reiosapp.com/docs/bank-feed): Categorize every bank and card transaction - [CSV and Google Sheets import](https://reiosapp.com/docs/csv-import): Fill missing months from your bank's export - [Reports](https://reiosapp.com/docs/reports): Your reporting rhythm, plus on-demand reports ## Workspace - [Tasks and Calendar](https://reiosapp.com/docs/tasks-calendar): Your to-dos and schedule in one place - [Daily Digest](https://reiosapp.com/docs/daily-digest): One morning email with today's tasks - [Templates, QR Studio and business cards](https://reiosapp.com/docs/templates-qr): Brand your exports, cards and QR codes ## AI - [rei.AI assistant](https://reiosapp.com/docs/rei-ai): Ask questions or co-work through tasks - [Ella, your AI executive assistant](https://reiosapp.com/docs/ella): Automatic check-ins on your active projects - [AI Connect](https://reiosapp.com/docs/ai-connect): Use Claude or ChatGPT with your data ## Reference - [What rei.OS does not do yet](https://reiosapp.com/docs/not-yet): Straight answers on what is still coming - [Glossary](https://reiosapp.com/docs/glossary): The terms you meet in rei.OS ## Comparisons - [Best AI software for real estate investors (2026)](https://reiosapp.com/compare/best-ai-real-estate-investor-software): Seven tools, sorted by what their AI actually does: runs the deal, finds the deal, makes the calls, or crunches one number - [CompanyCam vs rei.OS](https://reiosapp.com/compare/companycam): A jobsite photo app for contractors versus photos that turn into the scope, schedule and books - [DealCheck vs rei.OS](https://reiosapp.com/compare/dealcheck): A $20 deal calculator versus the AI operating system that runs the deal after the math - [DealMachine vs rei.OS](https://reiosapp.com/compare/dealmachine): Driving for dollars, owner data and mail versus the AI operating system for the deal you found - [FlipMantis vs rei.OS](https://reiosapp.com/compare/flipmantis): AI voice agents and lead scoring versus AI scope, underwriting, construction and books - [FlipperForce vs rei.OS](https://reiosapp.com/compare/flipperforce): A rehab estimator and scheduler versus an AI operating system that runs the whole deal - [PropStream vs rei.OS](https://reiosapp.com/compare/propstream): Nationwide data with predictive scoring versus the AI operating system for underwriting, scope, construction and books - [REsimpli vs rei.OS](https://reiosapp.com/compare/resimpli): A wholesaler's sales CRM with a dialer versus an AI operating system for underwriting, scope, construction and books ## More - [All docs in one file](https://reiosapp.com/llms-full.txt) - [Feature Roadmap](https://reiosapp.com/roadmap): what is shipped, coming soon, or on the backlog - [Policies](https://reiosapp.com/policies) --- # Sign up, free trial and your first property Section: Getting started · Status: Shipped · Updated: Oct 13, 2026 URL: https://reiosapp.com/docs/getting-started Create a rei.OS account with email and password or with Google to start a 30-day free trial. Go to All Properties and click Add Property. You can also type in the "Type or paste address..." box in the page header, then pick a suggestion or press Enter. Add Property opens with the address filled in. 2. In step 1 (Address), type the street address in Street Address * and pick a suggestion so City, State and Zip fill in. 3. Check City, State and Zip. State defaults to OH, so change it if your property is in another state. 4. Click Confirm Address →. 5. In step 2 (Confirm Details), choose Auto-enrich (Recommended), Enter details manually, or Skip for now. 6. Click Next → Classification. This makes a separate property with its own link, copied from the archived record's details, with "(Copy)" added to its address. 5. Click Cancel to go back without changing anything. ## Questions **How do I add a property in rei.OS?** Go to All Properties and click Add Property. Enter or paste the address and click Confirm Address →. Choose Auto-enrich, Enter details manually or Skip for now. Then set Property Type, Stage and Exit Strategy and click Save Property. **Can I paste a Zillow or MLS link instead of typing the address?** Yes. In step 1, paste the link into "Paste Zillow/MLS Link or Address" and click Extract Address. rei.OS pulls the address out of the link. If it recognizes the listing site, it also saves the link on the property. **What does Auto-enrich fill in?** Auto-enrich pulls public-record details from rei.OS Data: beds, baths, square footage, lot size, year built and an estimated market value shown as Est. ARV. It can also fill Asking Price and add the owner's name when records have them. Nothing saves until you click Save Property. **What if Auto-enrich finds nothing for my address?** You will see a message that no public data came back. The form stays open so you can type the details yourself. If enrichment is not working at the moment, you will see an error and can still enter the details by hand. **What happens if I skip the property details?** The property still saves, but rei.OS warns that the Auto-Comp Engine will be unavailable. Automated comps and ARV analysis cannot run until you add beds, baths and square footage. **What is the difference between a Lead and a Current property?** Lead is a property you are pursuing. Its stages are Untouched Lead, Contacting, Offer Sent, Negotiating and Under Contract. Current is a property you own. Its stages are Owned Idle, Planning/Permits, Construction On Hold, Active Project, Rental Inventory, Listed and Sold. Switching to Current sets the stage to Planning/Permits until you pick another one. **Which exit strategies can I pick?** Fix & Flip, BRRRR, Long-Term Rental, Wholesale, Development or Other. For a lead, choosing Wholesale sets the stage to Under Contract and shows a note that the property moves to Dispo after Under Contract. **Which fields are required to add a property?** Only Street Address. Confirm Address → stays disabled until you enter one, and saving without it shows "Address is required". **Is there a walkthrough of the Add Property form?** Yes. Click How it works in the Add Property header for a guided tour. The tour also starts on its own each time you open the form until you finish it once. **Why did rei.OS stop me when I added an address I had archived?** The address matches an archived property. Choose Restore the archived record to get the old record back, or Create a brand new clean copy to start a separate property copied from the archived one, with "(Copy)" added to its address. You can also click Cancel. **Can I add a property from my phone?** The Add Property button and the quick-add address box are on the All Properties page. On phone-sized screens, All Properties opens the Activity Feed by default, so adding properties works best on a larger screen. ## Limits - Street Address is the only required field. State defaults to OH, so change it for properties in other states. - Automated comps and ARV analysis need accurate beds, baths and square footage. - Auto-enrich depends on public-record coverage for the address and may leave some fields blank. It does not fill Stories or Est. Repairs. - The quick-add address box and the Add Property button are on the All Properties page. In Pipeline view, drag a card by the grip on its left edge ("Drag to move stage") and drop it on another column. 2. If you drop it on Under Contract, the "Under Contract — Log the Details" window opens. Enter the Contract Purchase Price and upload the Purchase Agreement. 3. Click Move to Under Contract. If something is missing, the button reads Save & Move to Under Contract. You can also click Skip for Now, then Yes, move anyway. 4. Properties appear as cards in stage columns that you can drag between. **How do I move a deal to Under Contract?** Drag its card onto the Under Contract column. A window asks for the contract purchase price and the purchase agreement. Fill them in and click Move to Under Contract, or click Skip for Now and confirm with Yes, move anyway. **How do I log an offer I sent in rei.OS?** In Table view, change the lead's stage from Contacting to Offer Sent. The Log Offer Details window asks for Offer Price and Financing / Payment Method, plus an optional closing timeline and contingencies. Click Save & Move to Offer Sent, or Skip for Now to move it without details. **How do I set an exact stage like Negotiating or Owned Idle?** Use the stage menu on the property's row in Table view, or change the stage on the property card. Dragging a card on the Pipeline board moves it to the first stage of the column you drop it on. **What do the COMPS, ANALYSIS and SOW dots on pipeline cards mean?** They show how far along each section is: Locked, Draft saved or Not started. Hover a dot for details. **What does the colored days-in-stage pill mean?** It counts how long a deal has been in its current stage. In the Lead, Under Contract, Idle and Active Projects columns it turns gold, then red, as a deal sits longer than usual for that column. **How do I archive a lead that went nowhere?** In Cards view, hover the card and click the archive icon. Choose a reason, optionally add your final offer and notes, and click Archive lead. The reason and offer count toward your conversion funnel. **Can I get an archived property back?** Yes. Go to Settings > Archived and click Restore on the property. You can also add the same address again. rei.OS notices the match and offers to restore the archived record with its history intact. **How do I export my property list to CSV?** Click Export CSV at the top of All Properties. It downloads what is currently in view, including any filter or search you applied. **Why does All Properties open the Activity Feed on my phone?** On phone-sized screens, rei.OS opens the Activity Feed by default. The property views are built for larger screens. **What is Manage in Acquisitions (Beta)?** It is a link above the Acquisitions columns on the Pipeline board. It opens the Acquisitions workspace, a beta area for working your lead pipeline. **Is there a tour of the All Properties page?** Yes. Click How it works in the All Properties header for a walkthrough of the page. ## Limits - Dropping a card on a column that holds several stages moves it to that column's first stage. For example, dropping on Lead sets Untouched Lead and dropping on Idle sets Owned Idle. Use Table view or the property card to pick an exact stage. - Dropping a card on the column it is already in does nothing. - Archive and duplicate are only on the card hover icons in Cards view. Table view has no archive or duplicate action. - Header search filters the Cards, Table and Map views. The Pipeline board is not filtered by search. - Clear filter and Clear filters do not clear a header search. - The page opens in Cards view unless you arrive from a menu item that opens a specific view. - Proximity sort needs location permission in your browser. - The Under Contract upload accepts PDF, DOC or DOCX files up to 25MB. - Manage in Acquisitions is labeled Beta. ## Related - https://reiosapp.com/docs/add-property - https://reiosapp.com/docs/comps - https://reiosapp.com/docs/deal-analyzer - https://reiosapp.com/docs/deal-snapshot - https://reiosapp.com/docs/getting-started - https://reiosapp.com/docs/glossary # Comps Engine Section: Underwrite · Status: Shipped · Updated: Oct 13, 2026 URL: https://reiosapp.com/docs/comps The Comps Engine finds comparable sold properties near your subject from rei.OS Data. Click Re-run appraisal to recompute it. 4. Read the ARV tile, marked recommended, in the Comps Engine header. The Deal Analyzer's ARV step uses your saved comps by default. ## Model a planned addition 1. Find the panel that asks "Planning an addition that affects this deal's ARV from the comps & appraisal?" above the comps list. 2. Turn on its switch. 3. Pick Basement finish, Bump-out, Second story or Other, and enter the added square feet. 4. Read ARV with plan, which shows the change against no plan. Turn the switch off to remove the addition. ## See comps on a map 1. Click Map in the view toggle. 2. Your saved comps appear around the subject property. If you have not saved any yet, the search candidates appear instead. ## Change a saved comp's photo 1. Click the saved comp's round photo to open Street View. 2. Turn to the view you want. 3. Hold that view for about 10 seconds. rei.OS saves it as the comp's thumbnail. ## Questions **How do I pull comps in rei.OS?** Open the property, go to the Saved Comps tab and click Find Comps. To change the radius, time period, bed count or size range, click Filters first. **How do I add a comp manually in rei.OS?** Click Add Manually on the Saved Comps tab. Paste a listing link, upload an MLS report or comp sheet, or enter the comp by hand. Address, sold price, sold date, beds, baths and square footage are required. **Why won't the comps engine run on my property?** Automated comps need the property's beds, baths and square footage. Add them by editing the property, then click Find Comps again. If a search fails, a Comp search failed message shows the reason. **Why did Find Comps say it is using comps from a few days ago?** If recent comps already exist and your filters have not changed, rei.OS reuses them. The notice shows how old they are. Click Refresh to run a new search. **Can I keep working while comps are searching?** Yes. The search runs in the background. A Comps ready message appears when results arrive, with a View comps link back to the tab. **How do I get an ARV from my comps?** Save at least one comp, then click ⚖ Appraisal in the view toggle. The ARV tile in the Comps Engine header shows the recommended value. Click Re-run appraisal to recompute it. **Does the Deal Analyzer use my comps for ARV?** Yes. The Deal Analyzer's ARV step uses From Saved Comps by default. You can switch to Manual Estimate there and type your own number. **Can I upload an MLS report instead of entering comps one by one?** Yes. Use Add Manually > Upload Report. Drop in a PDF or image, review the properties rei.OS found, and click Add All to save them. **Can I see what an addition or finished basement would do to value?** Yes. Turn on the planned addition switch above the comps list, pick the addition type and enter the square feet. Open the property card and click the Deal Analysis tab. 2. In Step 1, Exit Strategy, pick a strategy. The strategy decides which steps and numbers you see. 3. In Step 2, ARV, choose From Saved Comps (the default, with Low, Median and High quick picks) or Manual Estimate to enter your own number. 4. Work down the remaining steps: Construction / Rehab, Project Timeline, Acquisition Costs, Financing Structure, Holding Costs, then Selling Costs or Rental / Cash Flow depending on the strategy. 5. Go to the Acquisition Costs step, or click the Purchase Price chip in the header. 2. Choose Generate Max Offer and enter your target: Desired Profit for a flip, Desired Equity for BRRRR, or Desired Annual CoC Return for the other strategies. The scenario shows Net, ROI and Cash next to your base numbers. 5. Click Promote to apply the scenario to your live analysis, or × to remove it. ## Compare exit strategies 1. In Step 1, Exit Strategy, switch to another strategy and fill in its steps. Each strategy keeps its own saved analysis. 2. Click Compare in the header and open the Strategies tab. It shows each saved strategy's verdict, return and status side by side. 3. Back in Step 1, select the strategy you prefer and click Star to mark it as the property's strategy of choice. ## Questions **How do I analyze a deal in rei.OS?** Open the property, go to the Deal Analysis tab and pick an exit strategy. Set the ARV, then work through the rehab, timeline, purchase price, financing, holding, and selling or rental steps. The verdict and key numbers update as you go. **Do I need to save my deal analysis?** No. The analyzer auto-saves as you edit. The header shows Auto-saved with the time of the last save. **Where does the ARV come from in the Deal Analyzer?** By default it comes from the comps saved on the property's Saved Comps tab, with Low, Median and High quick picks. You can override it with a Manual Estimate in the ARV step. **What does the verdict (Strong Buy, Buy, Caution, Pass) mean?** It is rei.OS's overall read on the deal for the exit strategy you picked, based on the numbers in your analysis. It updates as you change inputs. **Which numbers show in the Deal Analyzer header?** There is a chip for each step (such as ARV, Rehab, Timeline, Purchase Price, Financing, Holding, and Selling or Rental), plus Financing Cost, Closing Costs, Cash to Close and a headline number for your strategy. The headline is Projected Net Profit for flips, Cash-Out for BRRRR and Cash Required for rentals. In the Construction / Rehab step, click Import from SOW. Click Re-import from SOW after the scope changes. **Can I analyze the same property with more than one strategy?** Yes. Each exit strategy keeps its own saved analysis. Switch strategies in Step 1, open the Strategies tab under Compare to see them side by side, and star the strategy you prefer. **Do what-if scenarios change my analysis?** No. Scenarios, such as a different ARV, rehab budget or buy price, show next to your base numbers. They change your analysis only if you click Promote. **How do I share or export a deal analysis?** Click Export in the analyzer header, or open the Results step and click Generate Investment Packet. Both open Share & Export, where you make a share link and PDF. See the Deal Snapshot page. **Why don't I see the Compare button on my phone?** On phones, the analyzer shows a single-column editor with the header chips. Compare needs a larger screen. ## Limits - Refinance & Hold has a shorter step list: Exit Strategy, ARV, Refinance & Hold and Results. - Selling Costs appears for Fix & Flip and BRRRR. Rental / Cash Flow appears for Buy & Hold Rental, Short-Term Rental and BRRRR. Development has neither step. - You can add scenarios only after the analysis has saved at least once. Until then you see "Save the analysis first to attach scenarios." - A scenario needs at least one of ARV, Rehab or Buy. - Compare (the Scenarios and Strategies tabs) is not available on phone-sized screens. - The Strategies tab lists only strategies that have a saved analysis. Development does not appear there. - The Star button appears only for a strategy that already has a saved analysis. - Import from SOW copies the scope total at that moment. At 10:00 a warning tells you to start wrapping up, and at 15:00 recording stops on its own and saves everything. For bigger properties, record a second walkthrough for the rest. **How many photos and video clips can I take in a walkthrough?** Up to three video clips per walkthrough, each up to 30 seconds. There's no set limit on photos. **Why does the walkthrough need my camera and microphone?** The microphone records your narration and the camera powers the viewfinder for photos and clips. If you block either one, the walkthrough can't start. **What happens if I lose signal or close the tab during a walkthrough?** Photos, clips and audio upload as you record, and anything not yet uploaded is kept on your phone. The next time you open the walkthrough page for that property on the same phone and browser, rei.OS uploads those leftover items before you start. For best results, stay in the tab until uploads finish. **What's the difference between Initial, Progress and Final walkthroughs?** The type sets which report you get: Initial Walkthrough, Progress Walkthrough or Final Walkthrough. It prints on the report header. Initial is selected unless you pick another type. **What do CRITICAL, ISSUE, WATCH, MINOR and GOOD mean in a Walkthrough Report?** CRITICAL is a structural or safety issue to evaluate before anything else. ISSUE needs action. WATCH means verify or monitor before deciding. MINOR is cosmetic or punch-list level. GOOD was called out as complete or in good shape. Flags reflect what you said on the walk, not a full inspection. **Who can open a Walkthrough Report link?** Anyone who has the link. The report opens without a login and is labeled Live link · read-only. The link does not expire and can't be turned off, so share it only with people who should see the report. **Why does my report say it's still being written?** Transcribing and writing the report take a few minutes after you tap Transcribe & generate report. Refresh the report page in a minute. **Report generation failed. Do I have to record again?** No. Your progress is saved. Tap Transcribe & generate report again to resume. **Why don't I see Walkthrough mode on my Property Portal?** The button only shows after you sign in with an account that has access to the property. If you open the walkthrough page when it isn't available, you'll see 'Walkthrough mode isn't available on this property yet.' **Can I turn a walkthrough straight into a priced scope of work?** No. The Walkthrough tab in the Scope of Work Builder is marked Soon. For now, open the Scope of Work tab, choose 'From a walkthrough' in the AI Scope Builder, and paste your notes. ## Limits - Recording stops on its own at 15:00, with a warning at 10:00. - Clips are video only, up to 30 seconds each, with at most 3 per walkthrough. Your narration stays on the main audio track. If your browser can't record video in the page, the clip button doesn't appear. - You must be signed in with access to the property before you can record. - Camera and microphone permission are both required. - Keep the tab open until uploads and report generation finish. - A Walkthrough Report is a read-only live link. Anyone with the link can open it without signing in. The link does not expire and can't be turned off. - The Walkthrough tab inside the Scope of Work Builder shows a Coming Soon page. You can't review a walkthrough photo by photo or build a priced scope from it there. ## Related - https://reiosapp.com/docs/property-portal - https://reiosapp.com/docs/photo-studio - https://reiosapp.com/docs/scope-of-work - https://reiosapp.com/docs/getting-started - https://reiosapp.com/docs/not-yet # Photo Studio Section: Scope · Status: Shipped · Updated: Oct 13, 2026 URL: https://reiosapp.com/docs/photo-studio The AI Photo Studio is a full-screen workspace for one property photo, with a chat on the left, the photo in the middle and finish and material suggestions on the right. From one prompt you can add what you see to the Scope of Work, tagged to the photo, or generate a photorealistic 'after' render. You can save a render to the property's photos, save it as a design target, or download it. Where: Open a property, go to the Photos & Documents tab, hover a photo, and click Render, Scope or Edit, or click Open photo. The AI Photo Studio opens full screen. ## Before you start - Add the property to rei.OS. - Upload at least one photo to the property's Photos & Documents tab. ## Open a photo in the Photo Studio 1. Open the property and go to the Photos & Documents tab. 2. Hover a photo to show its quick menu: Render, Scope, Edit, Target, Note. 3. Click Render, Scope or Edit, or click Open photo. All four open the same studio. 4. Use the arrows next to the address, or the left and right arrow keys, to move between photos. 5. Click X, press Escape, or click the dark area around the studio to close. ## Add a repair to the Scope of Work from a photo 1. In the studio, describe what you see in the chat box, for example 'cracked foundation'. 2. Click Add to scope (orange). 3. The item is added to the property's Scope of Work, tagged to this photo, and listed under 'Tagged to this photo'. 4. To remove the link, hover the tagged item and click the trash icon. This unlinks the photo without deleting the scope item. ## Tag a photo to an existing scope item 1. Click 'Tag existing scope item' above the chat box. 2. Search the property's existing scope items. 3. Click an item to link this photo to it. ## Generate an 'after' render of a photo 1. Type the change you want, for example 'Replace siding with white board-and-batten, black windows'. 2. Optionally click finishes and materials in the suggestions on the right to add them to your prompt. Click one again to remove it. 3. Click Generate (blue). 4. When 'Render ready' appears, the middle image switches to the render. Click Show original to see the photo again. 5. Each render appears in the chat as a numbered version. Click a version to make it the starting point for your next Generate. ## Save, target or download a render 1. Find the render's version card in the chat. 2. Click Save to add it to the property's photos as an AI render. 3. Or click Set target to save it as a design target. You'll be asked which room or area it's for, for example Kitchen. 4. Or click Download to save a watermarked copy of the image. ## Dictate a prompt instead of typing 1. Click Voice above the chat box and speak your prompt. 2. Click the button again to stop. It reads Listening… while it's on. 3. If the button is greyed out, your browser doesn't support voice input. Type the prompt instead. ## Questions **How do I open the Photo Studio in rei.OS?** Go to a property's Photos & Documents tab, hover a photo, and click Render, Scope or Edit, or click Open photo. **How do I add a repair to my scope of work from a photo in rei.OS?** In the Photo Studio, describe the issue in the chat box and click Add to scope. It's added to the property's Scope of Work and tagged to that photo. **How do I make an AI 'after' render of a property photo?** Type the change you want, or click finishes in the suggestions panel, then click Generate. The render replaces the photo in the middle of the studio. **Can I keep editing a render I already made?** Yes. Each render is kept as a numbered version in the chat. Click the version you want, then click Generate again to build on it. **How do I save an AI render to the property?** On the render's version card, click Save. It's added to the property's photos with 'AI render' in the name. **What does Set target do on a render?** It saves the render as a design target for a room or area you name, such as Kitchen, so you can use it as a finish and color reference. **What's the difference between Target on the photo menu and Set target in the studio?** Target on a photo's quick menu marks the original photo as a design reference. Set target in the studio saves an AI render as a new target image for a room you name. **Why did my render fail?** Sometimes a render doesn't come back and you'll see 'Render failed. Try rephrasing.' Reword your prompt and click Generate again. **Why are Add to scope and Generate greyed out?** Both need text in the chat box. Add to scope also needs the photo to belong to a property. **Can I see the property's numbers while I'm in the Photo Studio?** Yes. The studio header shows the address. On wider screens it also shows beds, baths, square feet and year built, and on the widest screens ARV, Scope Budget and Purchase Price. **Can I link one photo to a scope item on a different property?** No. You can only tag a photo to scope items on the same property. ## Limits - A render needs a text prompt. It keeps the camera angle and framing of the source photo. - Renders aren't saved to the property unless you click Save or Set target. - Moving to another photo clears the current render and the chat from view. Save a render first if you want to keep it. - Voice dictation depends on your browser. - You can only tag a photo to scope items on the same property. ## Related - https://reiosapp.com/docs/scope-of-work - https://reiosapp.com/docs/walkthrough-mode - https://reiosapp.com/docs/property-portal - https://reiosapp.com/docs/deal-snapshot # Scope of Work Builder Section: Scope · Status: Shipped · Updated: Oct 13, 2026 URL: https://reiosapp.com/docs/scope-of-work The Scope of Work Builder is where you build, price and lock a property's rehab budget. You can describe repairs and have rei.OS propose priced lines from your Cost Library, add lines by hand, or import a scope from Excel, CSV, PDF or a pasted list. Locking runs a verification checklist, makes the line items read-only, files the Scope of Work to the property and turns on the branded SOW PDF export and change orders. Where: Open a property and go to the Scope of Work tab. The builder has the tabs Line Items, Library, Import / Export and Walkthrough (Soon). ## Before you start - Add the property to rei.OS. - For AI pricing, fill in your Cost Library in the Library tab with your material and labor rates. ## Start a scope with the AI Scope Builder 1. Open the property's Scope of Work tab and stay on Line Items. 2. In the AI Scope Builder, pick a starting point: Room by room, Category by category, or From a walkthrough (paste notes or an inspection summary). Or just describe a repair. 3. Click Propose. rei.OS looks up your Cost Library rates and may ask clarifying questions. 4. Review the batch marked 'Proposed · not in your scope yet'. Click Accept on a line, or Accept all to add every priced line. 5. For lines marked 'No rate in your Cost Library', enter a material and/or labor rate and click Set rate & add. 6. For lines with only an estimated labor number, enter a labor number and click Confirm labor & add, or click Add · labor to bid. 7. Click Reject on anything you don't want. Nothing enters your scope until you accept it. ## Add or edit line items by hand 1. Type the item in the AI Scope Builder box and click Add line. It's filed as an unpriced item for you to price. 2. Or, on an empty scope, click Add first line item. 3. Edit quantity, unit, material and labor in the line-item table. 4. Use the category rail to show one category at a time. ## Import a scope from Excel, a PDF or a list 1. Go to Import / Export, then Import. 2. Paste rows from Excel, a lender template or a bulleted list into the paste box, then click Parse with AI. 3. Or click Upload file and choose an Excel, CSV, PDF, text or image file. 4. Review and edit the parsed lines in the table. 5. Click Add N to scope. Imported lines work the same as lines you add by hand. ## Resolve a deviation flag 1. In Line Items, find the line with a deviation flag. The tab bar shows how many flags are open. 2. On the flag card, choose Accept with note, Save as new library item, or Reprice. 3. Repeat until no flags are open. Open flags block locking. ## Lock the Scope of Work 1. Make sure the scope has at least one line and no open deviation flags. Until then, Submit & lock in the Scope of Work header is greyed out. 2. Click Submit & lock. The LOCK SCOPE OF WORK window opens. 3. Work through the Verification checklist: Every line has a cost source, Every AI / Photo line reviewed, Every line has a rate, No labor awaiting bid, Contingency set, Totals reconcile. If a check fails, the lines causing it are named so you can fix them in Line Items. 4. Tick each check, tick the attestation box and type LOCK SCOPE. 5. Click Submit & lock. You'll see 'Scope locked', line items become read-only, and the Scope of Work is filed to the property. ## Export the SOW as a PDF 1. Lock the scope first. Export isn't available while the scope is a draft. 2. Go to Import / Export, then Export. 3. Click Export rei.OS SOW. 4. The branded PDF is filed to the property's Documents. Click Open last export to view it. ## Add a change order after locking 1. After the scope is locked, scroll to Change orders below the builder. 2. Click New change order. 3. Enter a Name and a Reason, and optional Notes. 4. Add one or more lines with category, description, quantity, unit, material and labor. 5. Click Create change order. It's filed as CO-001, CO-002 and so on, and appears in the Change Order Ledger with its reason, date, amount and a running adjusted total. 6. To schedule the new work, open the property's Project Manager tab, then Timeline. Change order lines arrive under Unscheduled, where you click one to set a start date, duration and assignee. ## Questions **How do I build a scope of work in rei.OS?** Open the property's Scope of Work tab, describe repairs in the AI Scope Builder and click Propose, then accept the priced lines you want. You can also add lines by hand or import a scope from Excel or a PDF. **Does the AI add items to my scope automatically?** No. Proposed lines stay under 'Proposed · not in your scope yet' until you click Accept or Accept all. **Where do the AI's prices come from?** Propose uses the material and labor rates in your Cost Library, which you manage in the Library tab. Lines with no matching rate are marked 'No rate in your Cost Library' so you can enter your own. **How do I import a lender or contractor scope into rei.OS?** Go to Import / Export, then Import. Paste the rows and click Parse with AI, or click Upload file for Excel, CSV, PDF, text or an image. Review the parsed lines, then click Add N to scope. **How do I clear a deviation flag?** On the flagged line in Line Items, choose Accept with note, Save as new library item, or Reprice. Every flag must be resolved before you can lock. **Why can't I lock my scope of work?** Submit & lock stays greyed out until the scope has at least one line and no open deviation flags. In the lock window, every checklist item must pass: each line has a cost source and a rate, every AI or photo line is reviewed, no labor is awaiting a bid, contingency is set, and totals reconcile. Lines with no rate must be priced, marked as an allowance or removed. You also tick the attestation and type LOCK SCOPE. **Can I unlock a scope after I lock it?** No. There's no unlock button. After locking, line items are read-only and every change goes through a change order. **How do I change the budget after the scope is locked?** Click New change order under Change orders. Each change order counts toward the adjusted total in the Change Order Ledger as soon as you create it. The original locked scope never changes. **Do change orders need to be approved in rei.OS?** No. There's no approval step for a change order. It counts toward the adjusted total as soon as you click Create change order. **Can my lender approve the scope inside rei.OS?** No. There's no lender approval step. You lock the scope yourself, then use Export rei.OS SOW to create a PDF you can send to your lender. **Why is SOW export locked?** The PDF is always built from the locked scope, so it matches exactly what you locked. Lock the scope to turn on Export rei.OS SOW. Change orders appear in a Change Order Addendum in the PDF. **Do I need to click Save in the Scope of Work Builder?** No. It saves automatically, and the header shows when it last saved, for example 'Saved just now'. If a save fails, a Not saved button appears. Click it to try again. ## Limits - After locking, line items are read-only and there's no way to unlock. Changes go through change orders. - There's no lender approval step and no approval step for change orders. - Open deviation flags always block locking. - Lines with no rate, or with labor still awaiting a bid, block locking unless you mark them as an allowance or remove them. - PDF export only works on a locked scope. - Import is closed on a locked scope. Use a change order to add new lines. - The Walkthrough tab in the builder is marked Soon and shows a Coming Soon page. ## Related - https://reiosapp.com/docs/photo-studio - https://reiosapp.com/docs/walkthrough-mode - https://reiosapp.com/docs/project-gantt - https://reiosapp.com/docs/budget-vs-actuals - https://reiosapp.com/docs/deal-analyzer - https://reiosapp.com/docs/glossary # Project Gantt Section: Build · Status: Shipped · Updated: Oct 13, 2026 URL: https://reiosapp.com/docs/project-gantt The Project Gantt turns a property's Scope of Work into a construction schedule. rei.AI can draft the whole schedule from your scope in one click, or you can date and assign items yourself. When the dates look right, you lock them as your baseline and track delays against it. Where: Property → Project Manager tab → Timeline sub-tab → Gantt. Full page: Open Manager on the Timeline sub-tab. All projects: Project Manager → Active Projects → All-projects Gantt. ## Before you start - The property needs Scope of Work line items. The Gantt is built from them. - Build with rei.AI needs a purchase date or a closing date (actual, scheduled or estimated) on the property. - Accepted contractor bids on your scope items are recommended before you lock the schedule. ## Build a draft schedule with rei.AI 1. Open the property, then go to the Project Manager tab and the Timeline sub-tab. 2. In the 'Let rei.AI build this schedule' bar, click Build with rei.AI. 3. rei.OS sorts your scope items into phases and gives them dates. The draft appears on the Gantt below. 4. Read the notices. rei.OS tells you if the Scope of Work isn't locked yet, if some items don't have an accepted bid, and if it drafted weekly draw placeholders on the Budget sub-tab. 5. Replace any draw placeholders with real amounts on the Budget sub-tab. ## Schedule an item from the Unscheduled list 1. On Timeline → Gantt, find the item under 'Unscheduled — Auto-Build with rei.AI, or assign manually'. 2. Click the item to open the scheduling window. The task starts today. 3. Under 'How long will this task take?', enter the number of days. 4. Under 'Prerequisites before this starts?', pick the item it follows, or choose 'No dependencies — can start anytime'. 5. Under 'Who's assigned to this task?', pick a contractor or crew, choose Myself / In-house crew, type a name, or click + to add a new contractor. 6. Click Schedule Task. The item moves onto the Gantt. ## Schedule an item on a specific day with the Calendar 1. On the Timeline sub-tab, switch the view from Gantt to Calendar. 2. Choose Month or Week, and use the arrows to move between months. 3. Drag an item from the unscheduled list on the left onto the day you want. 4. In the scheduling window, set the duration, any prerequisite and the assignee, then click Schedule Task. 5. Check the summary bar at the bottom for tasks scheduled, total cost and estimated completion. ## Lock the schedule as your baseline 1. Make sure at least one item has dates. The Lock Schedule button only appears then. 2. Click Lock Schedule in the Project Schedule header. 3. You'll see 'Schedule locked — N items baselined.' and a Locked badge. 4. From now on, each bar shows a dashed outline of its baseline dates, and any delay past the baseline is shaded. 5. Click a bar to see its baseline dates and how far it is running behind. ## Schedule change order work 1. Create the change order in the property's Scope of Work (see Scope of Work Builder). 2. Open Project Manager → Timeline. Change order lines show on the Gantt in amber, and each change order shows as an amber diamond marker. 3. New change order lines have no dates yet, so they appear under Unscheduled. 4. Click each one, set its duration, prerequisite and assignee, then click Schedule Task. ## Open the full-page Gantt and switch views 1. On the Timeline sub-tab, click Open Manager. Or go to Project Manager → Active Projects, pick a property, and click This project Gantt. 2. Use the view switcher to choose Gantt, Kanban or Table. 3. In the sidebar, check Budget (spent vs. budget), Total Tasks, Completed, Assigned Crews and Next Deadlines. 4. Click Open Property Detail to go back to the property. ## See all projects on one timeline 1. Go to Project Manager → Active Projects and click All-projects Gantt. You can also open Stacked Gantt from the app launcher. 2. Compare every active property's schedule to spot a crew booked in two places at once. ## Questions **How do I create a construction schedule in rei.OS?** Open the property, go to the Project Manager tab, then Timeline, and click Build with rei.AI. It drafts a dated schedule from your Scope of Work for you to review on the Gantt. **Why does Build with rei.AI say I need a start date?** The schedule is built forward from the project start, which comes from the property's purchase date or closing date. Add one of those dates to the property and try again. **Do I need to lock my Scope of Work before building a schedule?** No. The schedule still builds, and you may see a notice that the Scope of Work isn't locked and numbers may still shift. **Why is my Gantt empty?** The Gantt is built from scope items. If you see 'No scope items yet — add items in the Scope of Work tab first', add lines in the Scope of Work Builder. **How do I assign a contractor to a task?** Click an item under Unscheduled, or drag it onto a day in the Calendar view. In the scheduling window, choose a contractor under 'Who's assigned to this task?'. You can also type a name or add a new contractor from there. **How do task dependencies work in rei.OS?** When you schedule an item, you can pick another item under 'Prerequisites before this starts?' to record which item it follows. Today this does not change the start date. The task starts on the day you picked, and it does not move on its own if the prerequisite runs late. **Can I drag bars on the Gantt to change dates?** No. Gantt bars can't be dragged. Set dates from the Unscheduled list, by dragging items onto the Calendar view, or by running Build with rei.AI. **What does Lock Schedule do?** It saves the current dates as your baseline and shows a Locked badge. The Gantt then shows each item's baseline under its live bar and shades any delay past it. **Can I still change the schedule after it's locked?** Yes. Locking does not block edits. You can still schedule items, use the Calendar or run Build with rei.AI. The baseline stays as it was when you locked. **How do change orders show up on the Gantt?** Change order lines appear in amber, and each change order shows as an amber diamond marker. New change order lines start under Unscheduled, where you give them dates. **Can I re-baseline or unlock the schedule?** Not today. Once a schedule is locked, there is no button to unlock it or reset the baseline. **Can I see all my rehab projects on one Gantt?** Yes. Use All-projects Gantt in Project Manager → Active Projects, or open Stacked Gantt from the app launcher. ## Limits - The Gantt only shows scope items. Items without dates are listed under Unscheduled. - Gantt bars can't be dragged to change dates. - Items scheduled from the Unscheduled list start today. Use the Calendar view to start an item on a different day. - Picking a prerequisite does not move a task's dates, now or later. - Build with rei.AI needs a purchase or closing date on the property. - Draw placeholders drafted by rei.AI are not real amounts. Change them on the Budget sub-tab. - Locking the schedule doesn't stop edits, and there is no way to unlock it or reset the baseline. - Scheduling change order work is not tied to the change order itself. You date the new lines by hand. ## Related - https://reiosapp.com/docs/scope-of-work - https://reiosapp.com/docs/budget-vs-actuals - https://reiosapp.com/docs/professionals - https://reiosapp.com/docs/tasks-calendar - https://reiosapp.com/docs/rei-ai - https://reiosapp.com/docs/glossary # Budget vs Actuals Section: Build · Status: Shipped · Updated: Oct 13, 2026 URL: https://reiosapp.com/docs/budget-vs-actuals Budget vs Actuals compares a property's Scope of Work budget with what you've actually spent, so you can see overruns by category before they grow. The property's Budget sub-tab is the detailed view, with transactions, contingency and draws. The Project Manager's Budget vs Actuals tab rolls up your active projects. Where: Single property: Property → Project Manager tab → Budget sub-tab. All active projects: Project Manager (from the app launcher) → Budget vs Actuals tab. ## Before you start - The property needs a Scope of Work with priced items. - The Budget vs Actuals tab only tracks properties in the Active Project stage whose scope has been finalized with Finalize scope in Project Manager → Active Projects. Locking the Scope of Work on the property card does not count for this tab. - On the property Budget sub-tab, a banner tells you whether the budget comes from your locked Scope of Work or the current draft. - On the property Budget sub-tab, actual spend comes from bank and card transactions assigned to the property plus logged project expenses. Assign them to the property in Bank Feed first. - On the Budget vs Actuals tab, actual spend comes from receipts assigned to the property. ## Review one property's budget and spending 1. Open the property, go to the Project Manager tab, then the Budget sub-tab. 2. Read the banner to see whether the budget is based on your locked Scope of Work or the draft. 3. Check the Total Budget, Actual Spent and Variance cards. Green with a + means under budget. Red with a - means over. 4. Click Category Breakdown to see Budget, Actual and Variance for each category, plus a Contingency row. ## See budget vs actual across all active projects 1. Open Project Manager from the app launcher. 2. Click the Budget vs Actuals tab. 3. Check the totals at the top: Total budget, Total spent, Variance and % of budget used. 4. Click a property row to expand it and see each category's Budget, Spent, Variance and % used. ## Get a property tracked that 'can't be tracked yet' 1. On the Budget vs Actuals tab, find the amber notice listing properties that can't be tracked yet. 2. Click the property's address. It opens in Project Manager → Active Projects. 3. Click Finalize scope in the scope status bar. 4. Go back to Budget vs Actuals. The property now shows with its numbers. ## Charge a transaction to a scope line instead of contingency 1. On the property's Budget sub-tab, scroll to Project Transactions. 2. Transactions not tied to a scope line show a Contingency chip. 3. Click Assign to SoW and pick the scope item. Use Change SoW to move it later. 4. The chip changes to SoW linked, and the amount moves from Contingency to that item's category in the breakdown. ## Leave a transaction out of actual spend 1. In Project Transactions, click the X on the transaction. 2. You'll see 'Excluded from budget'. The transaction stays on your books but no longer counts as project spend. 3. Click Include to count it again. ## Attach a receipt to a project transaction 1. In Project Transactions, click Attach Receipt. 2. In the transaction window, link a receipt you already have or upload a new one. 3. The transaction shows a Receipt attached chip, and the button changes to View Receipt. ## Schedule a lender draw 1. On the property's Budget sub-tab, scroll to Draw Schedule. 2. Click Schedule Draw and fill in the draw. 3. If rei.AI drafted weekly draw placeholders when it built your schedule, replace them with your real amounts here. ## Questions **How do I see if my rehab is over budget in rei.OS?** Open the property, go to Project Manager → Budget, and check the Variance card. For all active projects at once, open Project Manager → Budget vs Actuals. **Why doesn't my property show up in Budget vs Actuals?** It has to be in the Active Project stage, and its scope has to be finalized with Finalize scope in Project Manager → Active Projects. Locking the Scope of Work on the property card is not enough. Properties that aren't ready are listed in an amber 'can't be tracked yet' notice. **What does the Contingency chip on a transaction mean?** The transaction is assigned to the property but not to a scope line, so it uses up contingency instead of a category budget. Click Assign to SoW to move it to a line. **How do I keep a personal charge out of my project budget?** In the property's Project Transactions list, click the X on the charge. It stays on your books but no longer counts as project spend. **Is the budget based on my draft or my locked scope?** The banner on the property's Budget sub-tab tells you. It says the budget is based on your LOCKED Scope of Work, or that it reflects the current draft. **Where do the actual spend numbers come from?** On the property Budget sub-tab: transactions assigned to the property plus logged project expenses. Excluded transactions and income don't count. On the Budget vs Actuals tab: receipts assigned to the property. **Why do the Budget vs Actuals tab and the property Budget sub-tab show different numbers?** They count spend from different places. The Budget vs Actuals tab uses receipts. The property sub-tab uses transactions and logged expenses, and it's the only one that adds a contingency line. Use the property sub-tab for the detailed view. **What do the colors on the Budget vs Actuals bars mean?** Green is on track, amber means the property or category is getting close to its budget, and red means it's over. **Do change orders show up in the budget?** Yes. Change order lines are added to the property's scope, so they count toward the budget in their category. The Change Order Ledger in the Scope of Work lists each change order with a running adjusted total. **Can I schedule lender draws from the budget?** Yes. The property's Budget sub-tab has a Draw Schedule section with a Schedule Draw button. **How do I attach a receipt to a rehab expense?** In the property's Project Transactions list, click Attach Receipt, then link an existing receipt or upload one. ## Limits - The Budget vs Actuals tab only includes properties in the Active Project stage whose scope was finalized in Project Manager → Active Projects. - The Budget vs Actuals tab and the property Budget sub-tab can show different totals, because they count spend from different places and only the sub-tab includes contingency. - The two views show variance the opposite way. On the property Budget sub-tab, + means under budget. On the Budget vs Actuals tab, + means over budget and shows in red. - On the Budget vs Actuals tab, a category with spending but no budget shows 'uncategorized' in the % used column. - The Budget vs. Actuals by Scope export in Accounting → Reports → CPA Package isn't available yet. Its button says 'Template coming'. ## Related - https://reiosapp.com/docs/scope-of-work - https://reiosapp.com/docs/project-gantt - https://reiosapp.com/docs/bank-feed - https://reiosapp.com/docs/reports - https://reiosapp.com/docs/deal-analyzer - https://reiosapp.com/docs/glossary # Property Portal Section: Build · Status: Shipped · Updated: Oct 13, 2026 URL: https://reiosapp.com/docs/property-portal Every lead, pre-close deal and owned property gets one permanent QR code that opens a mobile Property Portal for that address. Pick Appointment, enter a title, set the time, link a property if you want, and click Create. **How do I see rehab schedules on the calendar?** Switch the Calendar to Gantt view. Like Agenda view, it shows 30 days at a time. For a single project's full schedule, use the Timeline in the property's Project Manager tab. ## Limits - The Calendar shows only what is already in rei.OS. Google and Outlook calendars can't be connected yet. - Agenda and Gantt views move 30 days at a time. - You can open an event's details and create events only in Month and Week view. - The Edit and Delete buttons in an event's details don't change the event yet. Use Open source to change it where it lives. - Tasks with only a deadline and no date don't appear on the Calendar. - Subtasks don't appear as their own rows. They show as progress on the parent task. - Agent suggestions and Reschedule all appear only in List → Rows. - The My Day view and swipe actions on the Tasks page are not available on every account yet. ## Related - https://reiosapp.com/docs/daily-digest - https://reiosapp.com/docs/project-gantt - https://reiosapp.com/docs/scope-of-work - https://reiosapp.com/docs/ella - https://reiosapp.com/docs/rei-ai # Daily Digest Section: Workspace · Status: Shipped · Updated: Oct 13, 2026 URL: https://reiosapp.com/docs/daily-digest Every morning rei.OS emails you one summary of your day: your open tasks due today plus anything still overdue. Today's tasks show as cards with their category color and priority, and with the linked property's address and photo when there is one. An Open your tasks button takes you straight to your task list. Where: Your email inbox, from rei.OS Tasks. You create and manage the tasks it lists in Workspace → Tasks. ## Before you start - The digest goes to the email address you sign in to rei.OS with. - Only tasks you created yourself are included. - A task needs a date or deadline, or must be in the Today column, to appear. ## Read your morning digest 1. Open the email from rei.OS Tasks with the subject Your tasks for today. The subject gives the count due, and the count overdue if there are any. 2. Read the top line. It sums up the day, for example 3 due today · 1 urgent · 2 overdue. If nothing is due today but tasks are overdue, it says how many are still open from before. 3. Scan the overdue tasks first. They appear as a short list. 4. Review today's tasks below, shown as cards with the highest priority first. The first 8 get full cards and any others are listed under them. 5. Click Open your tasks to work the list in rei.OS. ## Get a task into tomorrow's digest 1. Create or open the task in Workspace → Tasks. 2. Give it a date or a deadline for the day you want it to show. 3. Link the task to a property if you want the card to show the property's address and cover photo. 4. Set a priority. P1 tasks count as urgent in the digest's top line. ## Clear tasks out of your digest 1. Open Workspace → Tasks. 2. Click the Overdue or Due Today filter. 3. Mark finished tasks done. Completed and cancelled tasks are left out of the digest. 4. For tasks that can wait, open the task and move its date later, or use +1 day to snooze it to tomorrow. ## Questions **What time does the rei.OS daily digest arrive?** Once each morning: 7:00 AM Eastern during daylight saving time and 6:00 AM Eastern in winter. **What's included in the rei.OS daily task digest?** Open tasks you created that are due today or sit in your Today column, plus any of your open tasks that are past due. Completed and cancelled tasks are left out. **Why didn't I get a digest today?** No email is sent on a day when you have nothing due and nothing overdue. If you did have tasks due, check your spam folder for mail from rei.OS Tasks. **Why is a task missing from my digest?** The digest only lists open tasks you created yourself that are due today or overdue. Tasks created for you by Ella or an automation don't appear yet, and neither do tasks with no date or deadline unless they are in your Today column. **Why do some digest tasks show a property photo and others don't?** The photo comes from the linked property's cover image. A task with no linked property, or linked to a property with no cover photo, shows no image. **How do I open my tasks from the digest email?** Click Open your tasks at the bottom of the email. It opens your task list in rei.OS. **Can I send the daily digest to a different email address?** Not today. It goes to the email address you sign in to rei.OS with. **Can I get the daily digest by text message?** Not yet. The digest is email only for now. **Can I change the digest's time or time zone?** No. It is sent at a fixed early-morning time and uses Eastern time to decide what is due today. **How do I turn off the daily digest?** You can't turn the scheduled digest off from the app today. On a day with nothing due and nothing overdue, no email is sent. ## Limits - Sent once a day in the early morning, on Eastern time. You can't change the time or time zone. - Shows at most 8 full task cards. Any other tasks due today appear as a short list. - Email only, and only to your account's sign-in address. - Only includes tasks you created yourself. Tasks Ella creates for you are not included yet. - You can't turn the scheduled digest off or pause it from the app today. - Settings → Notifications, with the Daily task digest row, is not available on every account yet, and the scheduled digest does not follow its settings. ## Related - https://reiosapp.com/docs/tasks-calendar - https://reiosapp.com/docs/ella - https://reiosapp.com/docs/team-and-settings - https://reiosapp.com/docs/not-yet # Templates, QR Studio and business cards Section: Workspace · Status: Shipped · Updated: Oct 13, 2026 URL: https://reiosapp.com/docs/templates-qr Your Digital Business Card is the identity that appears on exported documents, live links and QR codes, and you choose which contact fields the outside world sees. In the Confirm blanks step, choose a field for each blank, or pick "Keep as literal text" and type the text to keep. You can also edit the template body directly. 6. When every blank is resolved, click "Review & save", check the template, and click Save template. Saved templates show as "AI-extracted · reviewed". 7. Use Set active or the trash icon as needed. Saved lease templates appear when you generate a lease and send it for signature. ## Questions **How do I add my logo or photo to rei.OS documents?** Go to Settings > Profile. In the Digital Business Card section, click Upload photo, then click Save. It appears in the footer band of your documents and on live links. **How do I hide my phone number on shared documents in rei.OS?** In Settings > Profile > Digital Business Card, turn off the switch next to Phone and click Save. Hidden fields never show externally, and that includes your contact QR. **How do I make a QR code for my rental application link in rei.OS?** In Settings > Profile, expand QR Studio under your Digital Business Card. Enter a Label and the URL, click Add QR, then click PNG to download it. Click Save on the card to keep it. **Which rei.OS documents can I customize with my own template?** Deal Snapshot, Deal Analysis Report, Scope of Work, Bid Sheet, P&L Statement, Cash Flow Report, Vendor Ledger, Loan Tracker, Investor Update, Rent Roll, Lease Agreement and Property Data Export. **What file types can I upload as a template?** It depends on the export type. Deal Snapshot accepts PDF, DOCX or HTML. Scope of Work, Bid Sheet and Deal Analysis Report accept PDF, DOCX or XLSX. Investor Update and Lease Agreement accept PDF or DOCX. Most financial reports accept PDF or XLSX, and Property Data Export accepts CSV or XLSX. The Manage window lists the accepted formats for each type. **How do I put my company colors on rei.OS exports?** In Settings > Templates & Export, open Document theme, choose Custom theme, pick a Primary and an Accent color, and click "Save and apply theme". rei.OS darkens a very light primary color so header text stays readable. **Can I go back to the built-in template after uploading my own?** Yes. The starter design stays available. Open Manage on that export type and delete the active upload. The card shows STARTER again. **Is AI template extraction reliable?** AI can make mistakes, so review every mapped blank before you save. Each upload goes through a Confirm blanks step and a review before it is saved. **Can I track scans of my QR Studio codes?** Not yet. The app says scan tracking is coming in a later pass. Scan counts are shown only for Property Portal QR codes. **Why isn't my Contact Card QR showing up?** It appears once your Digital Business Card has a name, email or phone. Until then the box reads "Fill in your card first". ## Limits - The Contact Card QR only includes fields you have set to visible. - The Website QR uses your website even when the Website switch is off. - Custom QR codes and photo changes are kept only after you click Save on the business card. - Document themes don't change the rei.OS wordmark. - Scan tracking isn't available for QR Studio codes. ## Related - https://reiosapp.com/docs/team-and-settings - https://reiosapp.com/docs/property-portal - https://reiosapp.com/docs/deal-snapshot - https://reiosapp.com/docs/scope-of-work - https://reiosapp.com/docs/reports - https://reiosapp.com/docs/not-yet # rei.AI assistant Section: AI · Status: Shipped · Updated: Oct 13, 2026 URL: https://reiosapp.com/docs/rei-ai rei.AI is the assistant built into rei.OS. Chat answers questions about your portfolio, deals and real estate concepts. Co-Work walks you through tasks such as underwriting a flip, building a scope of work or sequencing a project schedule, and waits for your approval before it saves. Where: The "rei.AI" button at the top right of the header on every page. On a property, Project Manager → Timeline also has a "Build with rei.AI" button. ## Before you start - For underwriting with Co-Work, the property needs a purchase or asking price, square footage, beds, baths, condition and saved comps. Co-Work asks for anything missing. - For "Build with rei.AI" on the Timeline, the property needs a project start date. ## Ask rei.AI a question 1. Click "rei.AI" in the top-right header. The sidebar opens on the Chat tab. 2. Type your question, or click a suggestion such as "Summarize my active pipeline" or "What deals need my attention today?". 3. Press Enter to send. Shift+Enter adds a new line. 4. To start over, click "New" in the sidebar header. It appears once the conversation has messages. Press Esc or click X to close the sidebar. ## Underwrite a Fix & Flip with Co-Work 1. Open rei.AI and switch to the Co-Work tab. 2. Click "Underwrite a Fix & Flip". 3. rei.AI checks that the property has a purchase or asking price, square footage, beds, baths, condition and saved comps. Fill in anything it asks for. 4. Review the comps and proposed ARV. You can add a comp by address or listing link. Click "Approve ARV", or type a figure in "Or enter ARV" and click Use. 5. Pick a rehab level (Light, Medium or Heavy). Review the drafted scope, then click "Save draft to SOW" or Skip. 6. Review the draft deal analysis. ## Start another guided Co-Work task 1. Open rei.AI and switch to Co-Work. 2. Pick a task, such as Underwrite a rental / BRRRR, Pull comps & set ARV, Build a scope of work, Build a project schedule, Categorize & reconcile transactions, or Screen a rental application. 3. Answer rei.AI's questions one step at a time. 4. Use the hand-icon menu to choose "Manual approval" (each change waits for your go-ahead) or "Auto-approve" (routine steps are applied, but big or irreversible ones still pause). ## Build a draft project schedule with rei.AI 1. Open the property and go to its Project Manager tab, then the Timeline sub-tab. 2. Make sure the property has a project start date. Without one you'll see "Set a project start date on this property before building the schedule." 3. Click "Build with rei.AI". 4. Review the draft schedule on the Gantt. rei.AI warns you if it was built from an unlocked Scope of Work, or if some items don't have an accepted bid yet. 5. If weekly draw placeholders were added on the Budget sub-tab, change them to your real amounts. ## Attach files, use voice, or change the depth of answers 1. Click + in the message box to attach one or more files. 2. Click the microphone to dictate. It only appears in browsers that support voice input. 3. Use the effort menu next to the send button to choose Low (fast, brief), Medium, High (careful, step by step; the default) or Max (most thorough, slower). ## Questions **How do I open rei.AI in rei.OS?** Click the "rei.AI" button at the top right of any page. The sidebar docks to the right side of the screen. **What's the difference between Chat and Co-Work in rei.AI?** Chat answers questions. Co-Work walks you through a task one step at a time and waits for your approval before anything saves. **Does rei.AI save changes without asking me?** Not in Manual approval mode, which is the default. In Auto-approve it applies routine steps on its own but still pauses for big or irreversible ones. **Can rei.AI tell me the return on a flip?** Yes, once the property has the saved data it needs, such as ARV and a scope of work. If that data is missing, rei.AI says so and points you to Co-Work to finish it rather than guessing. **What does rei.AI need to underwrite a Fix & Flip?** A purchase or asking price, square footage, beds, baths, condition, and saved comps on the property. Co-Work asks for anything missing. **Why won't "Build with rei.AI" build my project schedule?** The property needs a project start date first. Add one and try again. **Can I upload a document to rei.AI?** Yes. Click + in the message box to attach files before you send. **Are my rei.AI conversations saved?** No. The conversation in the sidebar clears when you click New and does not come back after you reload the page. Each message you send is recorded in your Activity feed as a rei.AI entry with your question and a short preview of the answer. **Can I reopen an old rei.AI chat?** Not today. There is no chat history list in the sidebar. **Is rei.AI always right?** No. As the sidebar notes, rei.AI can make mistakes, so double-check important figures. ## Limits - Conversations are not kept. They clear when you click New or reload the page, and there is no chat history to reopen. - Many Co-Work tasks, such as rental underwriting, comps, reconciliation and application screening, draft and propose in the chat. You may still need to save the result in the matching part of rei.OS. - The schedule from "Build with rei.AI" is a draft. Review it on the Gantt. - Draw placeholders added with a schedule are placeholder amounts. Replace them with real amounts. - Voice input depends on your browser. ## Related - https://reiosapp.com/docs/ella - https://reiosapp.com/docs/ai-connect - https://reiosapp.com/docs/deal-analyzer - https://reiosapp.com/docs/comps - https://reiosapp.com/docs/scope-of-work - https://reiosapp.com/docs/project-gantt - https://reiosapp.com/docs/bank-feed # Ella, your AI executive assistant Section: AI · Status: Shipped · Updated: Oct 13, 2026 URL: https://reiosapp.com/docs/ella Ella is the AI executive assistant in rei.OS. Accept a bid first. **When does Ella stop sending reminders?** Reminders run only for assignments with a contractor, a start date and an end date, and they stop once the item is completed. **Can I chat with Ella directly?** Not from the header. The button at the top right opens rei.AI, the in-app assistant, not Ella. ## Limits - Reminders only run for assignments that have a contractor, a start date and an end date, and they stop once the item is completed. - Ella's reminders and escalations appear as posts inside rei.OS. - Workspace > Activity is in beta and may change. ## Related - https://reiosapp.com/docs/rei-ai - https://reiosapp.com/docs/project-gantt - https://reiosapp.com/docs/professionals - https://reiosapp.com/docs/daily-digest - https://reiosapp.com/docs/tasks-calendar - https://reiosapp.com/docs/billing # AI Connect Section: AI · Status: Shipped · Updated: Oct 13, 2026 URL: https://reiosapp.com/docs/ai-connect AI Connect adds rei.OS as a connector inside Claude or ChatGPT, so the assistant can read your live pipeline, properties, budget vs actuals, scope of work, comps, contacts, deal analyses and activity, and draft scope lines or stage a deal import for you to approve. You don't copy or export anything. You sign in with your normal rei.OS account, and the assistant only sees what you can see in rei.OS. Where: Settings menu in the top navigation → Connect Claude or Connect ChatGPT. Both show your MCP server URL: https://my.reiosapp.com/api/mcp. Connect Perplexity and Connect Gemini are listed but marked Coming soon. ## Before you start - An active rei.OS account you can sign in to. - For Claude: a paid Claude plan that allows custom connectors. On Team or Enterprise plans an Owner may need to add it under Organization settings > Connectors. - For ChatGPT: a plan or workspace that allows custom MCP servers. On Business and Enterprise, a workspace admin controls this. ## Connect Claude to rei.OS 1. In rei.OS, open Settings > Connect Claude and copy your MCP server URL, https://my.reiosapp.com/api/mcp. 2. In ChatGPT on the web, open Plugins (chatgpt.com/plugins), click Add, then Add custom MCP server. 3. Name it rei.OS, paste the URL and leave Authentication on OAuth. There's no client ID to enter. 4. Tick I understand and want to continue, click Create as a plugin, then Continue to rei.OS. 5. Sign in to rei.OS if asked and click Approve and connect. rei.OS appears under Settings > Plugins. ## Ask your connected AI about your portfolio 1. Ask a question such as "Use rei.OS: which of my rehabs is over budget?" Naming rei.OS helps the assistant use it. 2. The assistant can read your pipeline and properties, budget vs actuals, scope of work, saved comps and ARV, deal analyses, contacts, notes and recent activity, and link you to the right view in rei.OS. 3. When it writes, it drafts first: scope lines land as Draft for you to approve in the SOW tab, and imported deals are staged until you confirm them. ## Create, rotate or revoke an API key 1. The API key is only for your own scripts. **Can ChatGPT or Claude make changes in rei.OS?** Only as drafts. The assistant can add scope lines, which land as Draft for you to approve, and stage a deal import that you confirm in rei.OS. It can't delete anything. Logging expenses, adding leads and notes, and sharing packets aren't available to assistants yet. **Claude says it can't register or connect. What do I do?** Remove the connector and add it again with OAuth client set to Register automatically. Also check the URL is exactly https://my.reiosapp.com/api/mcp, with no trailing space. **I don't see Add custom MCP server in ChatGPT. What do I do?** Your ChatGPT plan or workspace may not allow custom servers. On Business and Enterprise, ask your workspace admin to allow them. **My assistant is connected but doesn't use rei.OS. How do I fix it?** Name it in your question, for example "Use rei.OS to pull my active projects." In Claude, check rei.OS is on under + > Connectors; in ChatGPT, check it's listed under Settings > Plugins. **The rei.OS sign-in window keeps looping. What should I do?** Sign in to rei.OS in the same browser first, allow pop-ups, and try again. **It stopped working after a rei.OS update. Why?** When rei.OS adds new tools, the assistant needs a fresh approval. Disconnect rei.OS in your assistant, then connect and approve again. **Can I connect Gemini or Perplexity to rei.OS?** Not yet. Both are listed in the Settings menu and marked Coming soon. **How do I cut off a script that's using my rei.OS API key?** Rotate or revoke the key on the Connect page. Rotating immediately disconnects every script using the old key. Claude and ChatGPT connections aren't affected. ## Limits - Assistants read your data and draft changes. They can't delete anything, and changes beyond scope drafts and staged deal imports aren't available yet. - The assistant only sees what you can see in rei.OS. - When rei.OS adds new tools, reconnect the assistant to approve them. - Only the exact server URL shown on the Connect page works. - The API key is for your own scripts. Rotating or revoking it doesn't affect Claude or ChatGPT. - Gemini and Perplexity connections are not available yet. ## Related - https://reiosapp.com/docs/rei-ai - https://reiosapp.com/docs/team-and-settings - https://reiosapp.com/docs/deal-pipeline - https://reiosapp.com/docs/comps - https://reiosapp.com/docs/deal-analyzer - https://reiosapp.com/docs/not-yet # What rei.OS does not do yet Section: Reference · Updated: Oct 13, 2026 URL: https://reiosapp.com/docs/not-yet Short answers for features that are not in rei.OS today. A target is not a promise. - Backlog items are not scheduled. They may change or be dropped. ## Related - https://reiosapp.com/docs/faq - https://reiosapp.com/docs/glossary - https://reiosapp.com/docs/ai-policy # Glossary Section: Reference · Updated: Oct 13, 2026 URL: https://reiosapp.com/docs/glossary Plain definitions of the words rei.OS uses on screen, from ARV to change order. Each term is defined the way the app uses it. Use this page when a label or status is unclear. ## Questions **ARV** After-Repair Value. The price a property should sell for once the rehab is done. Most return numbers in the Deal Analyzer start from it. By default the ARV comes from your Saved Comps. You can also set it by hand. **Comps** Comparable sales. Recently sold homes near the subject property that are similar to it. The Comps Engine finds them for you. **Saved Comps** The comps you keep on a property. They live on the Saved Comps tab and are the default source for the property's ARV. **Auto-enrich** Fills in a property's details from public records. rei.OS offers it when you add a property, and you can run it later with the Auto-enrich button on the property. If nothing is found, you enter the details by hand. **rei.OS Data** The property data rei.OS pulls in for you, such as owner, taxes and home attributes. **Lead** A property you are looking at but do not own yet. You pick Lead or Current when you add a property. **Current** A property you already own or are actively working on. You pick Lead or Current when you add a property. **Stage** Where a property sits in the Deal Pipeline, such as Untouched Lead, Offer Sent, Under Contract or Active Project. You move a property to the next stage as the deal moves. **Under Contract** The pipeline stage for a property you have agreed to buy but have not closed on yet. **Exit strategy** How you plan to make money on a property: Fix & Flip, BRRRR, Buy & Hold or Wholesale. The Deal Analyzer runs the numbers for the exit you choose. **Fix & Flip** Buy a property, rehab it and sell it. **BRRRR** Buy, Rehab, Rent, Refinance, Repeat. You buy and fix a property, rent it out, then refinance to pull your cash back out for the next deal. **Buy & Hold** Buy a property and keep it as a rental for the long term. **Wholesale** Put a property under contract and assign the contract to another buyer for a fee, without buying it yourself. **Deal Snapshot** A one-page summary of a deal. In the Export deal analysis window, choose Deal Snapshot, then press Share Link or Generate PDF. **Full Analysis** The multi-page version of a deal export. In the Export deal analysis window, choose Full Analysis and tick the sections to include, such as comps, the Scope of Work and the photo gallery. **Scope of Work (SOW)** The line-item list of the repairs on a property, with materials and labor for each line. You build it on the property's Scope of Work tab. In the Deal Analyzer you can import its total as your rehab cost. **Contingency** A buffer added to the scope total for costs you did not plan for. You set it under Contingency & Adders in the Scope of Work. The scope total includes it. **Deviation flag** A warning under a scope line whose price is far off your usual cost for that item. You must resolve every open flag before you can lock the scope. **Locked scope** A scope you have locked with the Lock button on the Scope of Work tab. To lock, you clear every open deviation flag, tick each item on the verification checklist, tick the attestation, type LOCK SCOPE and press Submit & lock. After that, line items are read-only and the Scope of Work document is filed to the property. Budget vs Actuals calls this a finalized scope. **Change order** The way you change a scope after it is locked. Below the locked scope, press New change order, add a name, a reason and one or more lines, then press Create change order. Each one is numbered CO-001, CO-002 and so on. The Change Order Ledger lists them with a running adjusted total. The original locked scope does not change. **Baseline** The locked version of a plan that you measure against. A locked scope is the budget baseline. A locked schedule is the schedule baseline. **Lock Schedule** A button in the Project Schedule header on the Timeline sub-tab. It appears once any item has dates. Pressing it saves the current dates as the baseline. The Gantt then shows each item's baseline as a dashed outline under its live bar and shades any delay past it. You can still change dates after locking. You cannot reset the baseline once it is locked. **Draw** A payment your lender releases from the rehab loan as work is done. You add draws under Draw Schedule on the Budget sub-tab of the Project Manager tab. Each draw moves from Pending to Approved to Paid. The previous draw must be Paid before you create the next one. **Rent roll** The monthly rent from your rental properties, before expenses. It uses the rent on active leases, or the expected rent on the property where there is no lease yet. The Deal Pipeline header shows it per month. **Budget vs Actuals** Compares what you planned to spend on each scope line with what you actually spent. It starts tracking a property once its scope is locked. **CAP and EXP** Labels in the Bank Feed. CAP means the cost is capitalized to the property's basis. EXP means it is expensed. Click the label to switch a transaction between the two. **Entity** The business that owns a property or bank account, such as an LLC. In the Bank Feed you map each bank account to an entity under Manage accounts. **Default property** The property a bank account's transactions go to unless you choose another. You set it when you map the account under Manage accounts in the Bank Feed. **Property Portal** A page for one property that people reach by scanning its QR code. Once they have access, crew and others can view it and add photos to the property. **Portal Contributor** A role for someone who asked for access through a property's QR code. Once you approve the request, they can contribute to that one property only. **Co-Work** The tab in the rei.AI sidebar where rei.AI works through a task with you, such as underwriting a Fix & Flip, building a scope or building a schedule. **Manual approval and Auto-approve** Two ways to run rei.AI in Co-Work. With Manual approval, rei.AI proposes each change and waits for your go-ahead. With Auto-approve, rei.AI applies routine steps on its own but still pauses for big or irreversible ones. **AI Connect** Lets you ask your own AI assistant, such as Claude or ChatGPT, questions about your rei.OS portfolio. It works through an MCP connector, a standard way for AI assistants to read data from another app. **Founding rate** $99 a month. Subscribe before January 1, 2027 and it is locked for life, for as long as your subscription stays continuous. Cancelling gives it up. If you come back on or after January 1, 2027, you re-subscribe at the Standard rate. **Project Manager tab** The property tab where you run the build. Its sub-tabs are Timeline, for the project schedule and the Gantt, Budget, and Contractor. Some menus shorten it to Project Mgmt. ## Limits - Definitions describe how each term is used inside rei.OS. They are not legal, tax or lending advice. - Some terms, like draw schedules on a loan, depend on your lender's own rules. ## Related - https://reiosapp.com/docs/faq - https://reiosapp.com/docs/not-yet - https://reiosapp.com/docs/ai-policy
